Q: What is your security of tenure?

Q: How many months of the year is it open?

Its open 12 months of the year.

Q: How large is the Park?

The Park is set in 16 acres of landscaped garden within a traditional working 1000 acre estate called Gisburne Park Estate.

Q: What are the unique features of the Park?

It is the first boutique park of its kind within the UK. Our priority at present is the completion of the wonderful landscaped gardens and the wildflower meadow. Adjacent to the park are the estates racing gallops. Have breakfast on your deck and watch the horses while they exercise. There is a cycle/foot path through the estate to the village restaurant, shop and pub just ½ mile away, endless private walks and 3 miles of the River Ribble which is famous for its fishing.

Q: Is the site under construction?

No, phases 1 and 2 have been developed consisting of 47 plots.

Q: How many lodges are on site and available for sale?

Currently we have 33 lodges on site with empty pitches and show homes for sale.

Q: Can I have a bespoke design and how long will it take to arrive?

Yes. You can custom build your own lodge and it will take between 3 – 6 months to deliver.

Q: How much does a lodge on Ribblesdale Park cost?

Our range of lodges are from 14’ – 22’ wide with either 2 or 3 bedrooms starting at £122,000 upwards. The price is determined not only by the position on the park, but also the size and design of the lodge is taken into account. Each pitch has been specifically positioned to get a spectacular view across to either the Yorkshire Dales or the famous Pendle Hill.

Q: How do we reserve a pitch?

Once you have selected your home at Ribblesdale Park you can secure exclusivity on the plot by placing a deposit of £2000.

Q: What happens after reservation?

Once you have reserved a property the purchase should take no more than 14 days to confirm and for the license agreement to be exchanged.

On signing the agreement the deposit is to be increased to 10%

When the purchase is a stock lodge then we would aim to complete the sale within a further 14 days.

When the purchase is to be ordered then on order a further 30% is required, followed by a further 40 % 7 days prior to delivery, with the remaining balance to be paid on handover of lodge. NB these are our ideal terms, should there be a need to tailor these then we would endeavor to do so.

Q: Is the reservation fee refundable?

The reservation fee is refundable within 14 days of payment after which all deposits are non refundable.

Q: What finance options are available?

Yes finance is available. Please ask Guy Hindley for more details.

Q: Who will help me design the interior of the lodge?

The lodges are available fully furnished to your requirements and our in house interior designers will guide you through the process. Our in house audio visual specialists will advise and install a bespoke home entertainment system and our in house tech support team will make sure you are up and running on our wireless broadband service should you take this option.

Q: What other costs are there?

Site fees for 2007 are £3260. 25 + vat

Q: What does the site fee cover?

It allows the management team to keep and maintain Ribblesdale Park to the highest of standards. The product then constantly improves making this an attractive investment.

Q: What additional services do we offer?

Maid/laundry service, deliveries, tech support, broadband, car valet service, telephone and the Ribblesdale Park Concierge Club. We will endeavor to tailor any service you require to suit your needs.

Q: Is the site secure?

Yes.
